We build full-height and half-height partitions on GI metal stud framing, single or double sided, with insulation where you need it. Door frames, access panels and service voids get planned before boarding starts. Here’s what most contractors skip: we mark stud positions on the floor and ceiling before a single screw goes in, so your TV bracket or wall unit lands on steel, not on hollow board.
Gypsum board partition work also covers decorative wall paneling, feature walls, niches and cladding over existing block walls. Paneling over an uneven wall is often cheaper than replastering it, and it gives you a cavity to run wiring for socket installation without chasing concrete.
Partitions and ceilings usually go together on a fit-out. We install gypsum false ceilings, suspended and acoustic ceiling systems, cornices, mouldings and POP work, coordinated with your lighting and AC diffusers. Ceiling first, partition second, is the sequence that avoids messy junctions where the two meet.

Board choice decides how the wall performs. Using the wrong sheet in the wrong room is the most common mistake we get called to fix.
Standard plasterboard suits dry areas: bedrooms, living rooms, offices, corridors. Moisture-resistant board, the green sheet, belongs anywhere near water: bathrooms, kitchens, utility rooms, laundry areas. In Dubai's humidity, we specify MR board for any wall within a metre of a wet zone, then back it with proper bathroom waterproofing if it's a shower wall.
Fire-rated board, the pink sheet, carries a glass-fibre reinforced core that holds its integrity under heat. It's required in commercial corridors, service risers, kitchen separations and anywhere a fire compartment line runs. Impact-resistant board goes in high-traffic zones: school corridors, clinics, retail back-of-house, warehouse offices.
Dense acoustic board plus rockwool insulation in the cavity is what actually stops sound. Board alone does very little. For meeting rooms and bedroom partitions we run a double-layer build with staggered joints and 50mm rockwool, and we seal the perimeter with acoustic sealant. An unsealed gap at the skirting line leaks more sound than any board upgrade fixes.
Single-layer partitions use one sheet on each side of a 50mm to 75mm stud, giving a finished wall around 75mm to 100mm thick. That’s fine for dividing a bedroom or creating a storeroom.
Double-layer partitions use two sheets each side, usually on a 75mm or 100mm stud, finishing between 120mm and 150mm. You need double layer for fire ratings, for real acoustic separation, and for any wall carrying heavy fixed loads like wall-hung sanitary ware or large TV units. It costs roughly 40% more. On a meeting room or a shared bedroom wall, it’s worth every dirham.
Office cabins, meeting rooms, reception areas, retail changing rooms and restaurant service zones all run on gypsum. It’s fast, so a fit-out in Business Bay or DIFC doesn’t sit idle for weeks. Combine gypsum with glass partitions for a half-solid, half-glazed cabin that keeps light moving through the floor plate.
Splitting a large bedroom, closing off a study, creating a walk-in wardrobe or a maid’s room. Gypsum handles all of it without touching the structure. In leased apartments, that reversibility is the whole point: the wall comes out at the end of the tenancy and the unit goes back to original layout.

Gypsum wins on speed, weight and reversibility. Block wins on raw mass. Plywood is the cheapest and the worst choice in Dubai humidity, so we don’t recommend it for permanent partitions.
Price moves on wall height, board type, single versus double layer, insulation, and finish level. Fire-rated and acoustic builds cost more because of the board and the extra layer. Access matters too. A tower fit-out in Dubai Marina with restricted service-lift hours costs more in labour than a ground-floor villa in Al Barsha.

Acoustic performance is measured in decibel reduction. A single-layer partition with no insulation gives you roughly 30dB, which means you hear conversations through it. A double-layer build with 50mm rockwool and sealed perimeters reaches 45dB and up. That’s the difference between a meeting room and a glorified screen.
Dubai Civil Defence (DCD) reviews fire-rated construction on commercial projects, and the fire compartment drawings have to match what’s actually built on site.

We install boards from Gyproc, Knauf, USG Boral and Saint-Gobain, all widely stocked in the UAE, so replacement board matches years later. Framework is galvanised steel: GI wall tracks, ceiling tracks, studs and furring channels in 0.5mm to 0.8mm gauge depending on wall height.
Supporting materials matter as much as the board. We use self-drilling drywall screws at correct spacing, fibreglass or paper joint tape, gypsum jointing compound, galvanised corner beads, rockwool or glass wool insulation, and acoustic sealant at perimeters. Thin gauge studs are the cheapest corner to cut and the first thing to flex when someone leans on the wall. We don’t cut it.
Most residential gypsum partitions in a villa or apartment need no Dubai Municipality permit, though your building management or developer usually requires an NOC before work starts, and towers in Downtown Dubai or Dubai Marina enforce this strictly.
Commercial fit-outs are different. Office and retail partition layouts need approved fit-out drawings, and fire-rated work goes to Dubai Civil Defence. Residential work is easier to schedule in summer, when many villa owners travel and you can hand over an empty property.
