Our wallpaper fixing service covers two different jobs. New installation, where fresh wallpaper goes onto prepared walls. And repair, where existing wallpaper has peeled, bubbled, torn or lifted at the seams and needs refixing rather than replacing.
We work in apartments, villas, townhouses, studios, offices, reception areas, meeting rooms, hotels, restaurants, salons and retail units across Dubai, Sharjah and the wider UAE. Living rooms, bedrooms, kids’ rooms, home offices, hallways, staircases and entrance walls are our most common residential jobs.
You can book us two ways. Supply-and-fit, where we source the wallpaper and install it. Or labour-only, where you have already bought your rolls and need a professional installer to hang them properly.
Tenants, landlords, property managers, interior designers and fit-out contractors all book through us. If a wall needs repair before papering, our painting and wall preparation team handles that in the same visit.
The modern standard, and the easiest to install well. Adhesive goes onto the wall rather than the paper, so there is no soaking time and no expansion to manage. Dimensionally stable, which means seams stay closed. It also strips off dry in full sheets years later, which matters more than people realise at removal time.
Vinyl-coated and solid vinyl papers stand up to wiping, which makes them right for hallways, kids’ rooms, kitchens outside the splash zone and commercial corridors. Heavier than paper, so corners and inside angles need firmer seam rolling or they creep open over the first week.
Raised panels and deep-embossed papers that create texture and shadow. Installation needs a perfectly flat substrate, because any bump underneath distorts the relief pattern. Never press a seam roller hard over an embossed surface. It flattens the texture permanently and leaves a visible shiny line down every joint.
Printed to your wall dimensions and supplied as numbered panels. Measure twice before ordering, since a mural printed 10cm short cannot be stretched. We measure walls on site free of charge before you place a mural order, and we check for out-of-square walls that would throw the panel alignment.
Natural fibre wall coverings give genuine texture and a high-end look. They are also unforgiving. Seams are always visible by design, paste marks stain permanently, and no two rolls match exactly. We hang these in sequence from a single batch and brief you on seam visibility before starting.
Removable wallpaper for renters and kids’ rooms. It only sticks to a smooth, clean, fully cured painted surface. Applied to fresh paint under four weeks old or to textured walls, it lifts within a month. Easiest to remove and the most forgiving if your tenancy requires original condition at handover.
Metallic, foil, flock, mica and glass-bead papers. Every one of them shows wall imperfections under raking light from a window or downlight. These papers are where skimming the wall first stops being optional.
A standard European roll measures 10m long by 0.53m wide, which is 5.3sqm before any wastage. Real coverage is closer to 4.5sqm once you account for trimming at the ceiling and skirting.
Take a 4m wide by 3m high feature wall. That is 12sqm. With a plain or free-match paper, you need 3 rolls. With a large pattern repeat, you need 4, because every drop has to be cut to align with the one beside it.
One rule overrides everything: buy all your rolls from the same batch number, printed on the label. Different batches of the same product carry visible colour shifts, and you only see it once the drops are side by side on the wall.
Free match papers have no pattern to align, so wastage is minimal. Straight match means the design lines up horizontally across every drop, cut at the same point each time. Half-drop match staggers alternate drops by half the repeat, which is what creates diagonal designs and what drives material usage up.
A 64cm half-drop repeat adds 15% to 25% more material on the same wall compared with a free-match paper. On a large living room, that is an extra two or three rolls.
This is the honest answer to why two quotes for the same wall differ by AED 600. One installer read the repeat on the label and the other guessed.
Yes. Labour-only installation starts at AED 25 per sqm, and plenty of our clients buy their own rolls from Dragon Mart, local showrooms or overseas suppliers.
Three things we need from you: enough rolls, including wastage for your pattern repeat; matching batch numbers across every roll; and the repeat measurement stated on the label so we can plan the drops.
One thing we will not do is start a wall knowing the rolls are short. Running out mid-wall means ordering a fresh batch, and that batch will not match what is already hung. We check your roll count against the wall measurement before the first cut.
New gypsum board drinks adhesive and must be primed or sealed first. Skip it, and the paste soaks into the board instead of bonding, which shows up as lifting edges within weeks. New plaster needs to be fully cured before anything goes on it.
Sound, fully cured paint is a good substrate. Wash off grease and dust, fill nail holes, sand flat. Glossy or semi-gloss paint needs keying with abrasive first, because wallpaper paste will not grip a sheen surface.
Textured walls have to be skimmed flat. There is no shortcut. Hanging paper over texture telegraphs every bump through the surface, and on metallic or embossed papers it looks worse than the bare wall did. Skimming adds a day and saves the job. Our gypsum and false ceiling team handles skimming and board repairs where walls need more than filler.
Paste-the-wall for non-woven, paste-the-paper for traditional paper and most grasscloth. We select the adhesive by wallpaper weight and substrate, not by what is in the van. The wrong paste on a heavy vinyl is the single most common reason seams open three months after installation.
Some walls are not worth papering, and we will tell you before you spend money.
If a wall shows staining, blistering paint, or salt deposits, the problem is water, not decoration. Deal with waterproofing first and wallpaper afterwards.
External walls kept cold by AC and blocked by a wardrobe or sofa collect condensation. Trapped moisture against the back of the paper breaks the adhesive bond, which is why lifting so often starts behind furniture where nobody looks for months.
A ceiling diffuser blowing directly down a wall dries the top 30cm faster than the rest while the paste is still curing. That uneven drying shrinks the paper unevenly and opens the top seam. We mask airflow during installation and keep the AC moderate for the first 48 hours.
Apartments in Dubai Marina, JBR, Palm Jumeirah and Jumeirah deal with salt-laden air and higher ambient humidity. Walls showing efflorescence need treating before papering, since salts pushing out through the plaster will break any adhesive bond.
The visit takes 30 to 45 minutes. We measure every wall, check the substrate, read your pattern repeat, calculate roll quantity, and issue a written fixed quote the same day. No charge, and no obligation to buy wallpaper from us.
Scope | Price (AED) |
Labour-only installation (per sqm) | 25 – 45 |
Supply and fit, standard paper (per sqm) | 70 – 130 |
Supply and fit, premium or designer (per sqm) | 140 – 300 |
Single feature wall (labour, up to 12sqm) | 350 – 600 |
Full room, four walls (labour) | 900 – 2,000 |
3D panel installation (per sqm) | 45 – 90 |
Custom mural installation (per wall) | 500 – 1,200 |
Ceiling wallpaper (per sqm) | 55 – 110 |
Wallpaper removal (per sqm) | 15 – 30 |
Wall skimming before papering (per sqm) | 25 – 50 |
Minimum call-out | 350 |
Wall height above 3m needs access equipment. Large pattern repeats need more material. Poor substrate means skimming. Old paper has to come off, and removal sometimes damages the board underneath. Furniture that has to be moved and protected adds time. We price all of it upfront rather than adding it later.
Wallpaper | Paint | |
Initial cost, 4m feature wall | AED 1,100 – 1,900 | AED 350 – 700 |
Lifespan | 8 – 12 years | 3 – 5 years |
Cycles in 10 years | 1 | 2 – 3 |
Total 10-year cost | AED 1,100 – 1,900 | AED 1,050 – 2,100 |
Over a decade the costs land in the same place. Paint is cheaper to start and cheaper to change. Wallpaper lasts longer and does things paint cannot. If you repaint often, wall painting is the better value.
Book a free measurement. Call +971 55 711 3252 or WhatsApp a photo of your wall.

Wall measurement, substrate check, pattern repeat read, roll quantity calculated. 30 to 45 minutes; quote the same day.

Furniture moved and sheeted, floors covered, sockets and switch plates removed. Old paper stripped where present.

Holes and cracks filled, surface sanded flat, textured walls skimmed, primer or sizing applied and left to dry fully.

We mark a true vertical with a plumb line and hang the first drop against it. Rooms in Dubai towers are rarely square. Start against a corner instead of a plumb line, and every drop after it runs progressively off-vertical, which becomes obvious by the fourth drop.

Drops hung in sequence, patterns matched at every joint, air worked out from centre to edge with a smoothing brush, seams rolled, adhesive wiped off immediately before it dries on the face.

Clean trimming at ceiling, skirting, sockets and corners. Final walk-through in natural daylight with you, because seams and bubbles only show properly in daylight.
Scope | Prep | Hanging | Drying | Total |
Single feature wall | 1–2 hrs | 2–3 hrs | 24 hrs | 1 day |
One bedroom, four walls | 3–4 hrs | 4–6 hrs | 24–48 hrs | 1–2 days |
Living room | 4–6 hrs | 6–8 hrs | 48 hrs | 2 days |
Full apartment (2BR) | 1 day | 2 days | 48 hrs | 3–4 days |
Villa floor | 1–2 days | 3–4 days | 48 hrs | 5–6 days |
Office reception wall | 2–3 hrs | 3–4 hrs | 24 hrs | 1 day |
Add a full day where walls need skimming, plus drying time before papering can start.
Non-woven paper strips off dry in full sheets, which is the fastest and cleanest removal there is. Traditional paper needs steaming or soaking with a scoring tool, then scraping, then washing off residual paste.
Here is the part nobody mentions in a removal quote. Wallpaper hung on unprimed gypsum board bonds to the board’s paper face, and stripping it tears that face off. The wall then needs skimming before anything new goes on.
Budget AED 15 to 30 per sqm for removal, plus AED 25 to 50 per sqm if restoration is needed. We assess which you are facing at the site visit and quote both.
A patch repair works when you have leftover paper from the original batch, the pattern is free or random match, and the damage is under about 30cm across. We cut a patch oversized, double-cut through both layers, lift the old section, and bed the new one in. Done properly, the join disappears.
A patch will not work with a half-drop repeat, on paper that has faded from sunlight over years, or when no original batch stock exists. In those cases, the wall gets rehung.
Keep one spare roll from every installation. It costs you one roll and saves you a whole wall later.
Tower work needs building approval and a booked service lift. Walls are usually gypsum board, which means priming is essential. Feature walls behind beds and sofas are the most requested job in Marina, JVC and Business Bay apartments.
Larger wall runs, double-height stairwells and more plastered masonry than board. High stairwell walls need tower scaffolding rather than ladders, which we factor into the quote rather than discovering on the day.
Washable vinyl or peel-and-stick for kids’ rooms, since both survive contact and come off cleanly when tastes change. Murals work best on the wall facing the door, where the whole design is visible on entry.
Commercial-grade coverings rated for traffic and cleaning. We work evenings and weekends so your office keeps running, and we coordinate around live cabling and wall-mounted screens.
Showrooms, restaurants, salons and hotel interiors, phased so the space stays open. Commercial fit-out schedules are tight, and wallpaper is usually one of the last trades in, so we work to the programme rather than setting our own.
Most Dubai towers require a contractor NOC before work starts. Building management typically asks for a trade licence copy, public liability insurance, worker Emirates ID details, and a refundable deposit between AED 1,000 and 5,000. Service lift access is booked in slots, and contractor hours usually run 9 am to 6 pm on weekdays.
Approval takes 2 to 5 working days. Tell us your building name when you book, and we start the submission immediately, because it sits on the critical path for apartment jobs.
Get written landlord consent before hanging anything, and read your tenancy clause first. Most Dubai contracts require the property to be returned in its original condition. A verbal yes from an agent will not protect your deposit at handover.
Plan for the full cost, not just removal. Stripping the paper is step one. Repairing the wall surface underneath is step two, and repainting is step three. Budget AED 40 to 80 per sqm for all three combined. Many tenants book removal alongside move-out painting so the handover inspection sees one finished wall rather than a work in progress.
We use Metylan, Roman and Sika adhesives, selected by wallpaper weight and substrate. Papers we install most often include AS Création, Grandeco and Casadeco, plus custom-printed murals from local suppliers.
The adhesive is named on your quote. That sounds like a small detail, and it is the reason seams stay closed on a heavy vinyl two years later.

Valid Dubai trade licence, public liability cover and worker insurance, with documentation kept NOC-ready so tower security is a formality rather than a wasted trip.
The quote states the wall area, roll count, adhesive, and price. If we strip old paper and find board damage nobody could see, we stop and quote the repair separately for your approval.
Twelve months covering lifting seams, bubbles, and adhesion failure caused by our installation. Damp-related failure, impact damage and problems arising from client-supplied material defects sit outside it, and we say so at quote stage rather than afterwards.
Bring your own rolls or let us source them. We charge the same care either way, and we check your roll count before cutting.
Walls often need filling, skimming, or repainting around the papered area. We handle painting services, gypsum board repair and waterproofing in-house, so one team finishes the whole wall.
FAQs
Labour-only installation runs AED 25 to 45 per sqm. Supply and fit costs AED 70 to 130 per sqm for standard paper and AED 140 to 300 for premium or designer ranges. A single feature wall up to 12sqm costs AED 350 to 600 in labour. Minimum call-out is AED 350.
A standard bedroom with four walls costs AED 900 to 2,000 in labour, or AED 2,500 to 5,500 supply and fit depending on the paper grade. Price moves with wall height, pattern repeat, and whether the substrate needs skimming first. We measure and quote free.
Yes, labour-only installation starts at AED 25 per sqm. We need enough rolls for your pattern repeat, matching batch numbers on every roll, and the repeat measurement from the label. We check your roll count against the wall before cutting, so you do not run short mid-wall.
A standard roll is 10m by 0.53m, covering about 4.5sqm after trimming. A 4m by 3m wall is 12sqm, which needs 3 rolls with a free-match paper and 4 with a large repeat. Always buy from one batch number, since batches differ visibly in colour.
A single feature wall takes one day including prep. One bedroom takes 1 to 2 days, a living room 2 days, and a two-bedroom apartment 3 to 4 days. Walls needing skimming add a full day plus drying time before papering can begin.
Yes, provided the paint is sound, fully cured, and clean. We wash off grease and dust, fill holes, and sand flat. Glossy or semi-gloss paint must be keyed with abrasive first, because paste will not grip a sheen surface. Fresh paint needs four weeks to cure.
Yes. Hanging new paper over old paper traps the weakest bond in the stack, and both layers come away together. Removal costs AED 15 to 30 per sqm. If the old paper tore the gypsum board face during stripping, add AED 25 to 50 per sqm for skimming.
Surface dry within a few hours, fully cured in 24 to 48 hours, depending on paper weight and room conditions. Keep the AC moderate and avoid blowing cold air directly at freshly hung walls for the first two days, since uneven drying opens seams.
In air-conditioned living spaces, yes. Vinyl and non-woven papers handle normal indoor conditions for 8 to 12 years. Problems come from condensation on cold external walls behind furniture, air blowing directly from AC diffusers onto seams, and any wall with existing damp.
We advise against bathrooms and kitchen splash zones. Steam, standing humidity, heat, and cleaning chemicals lift even moisture-resistant paper at the seams within months. Kitchen walls away from the hob and sink are fine in washable vinyl. For wet areas, paint or tile is the better answer.
8 to 12 years in a normal air-conditioned interior, 5 to 8 in high-traffic hallways and kids’ rooms. Peel-and-stick lasts 2 to 4 years. Direct sunlight is the biggest factor, since UV fades patterns noticeably on a sun-facing wall within three years.
Yes, when you have leftover paper from the original batch, the pattern is free or random match, and the damage is under about 30cm. We double-cut a patch so the join disappears. Half-drop repeats, faded paper, and no original batch stock mean rehanging the wall instead.
Not upfront. A feature wall costs AED 350 to 700 to paint and AED 1,100 to 1,900 to wallpaper. Over ten years, the totals converge, because wallpaper lasts 8 to 12 years against 3 to 5 for paint. Choose paint if you change colours often.
Yes, with written landlord consent. Check your tenancy clause too, since most Dubai contracts require the property to be returned in its original condition, meaning removal, wall repair, and repainting at handover. Budget AED 40 to 80 per sqm for that. Peel-and-stick is the lower-risk option for renters.
Tell us your wall size, the wallpaper you have chosen, and your building name. We will measure, confirm the roll quantity, and send a fixed written quote the same day.
