AC cleaning in Sharjah covers filters, evaporator and condenser coils, blower wheels, drain pans and ductwork, clearing out the dust, sand and mould that build up in every system here. Dubai Technical Works cleans split, ducted, central, cassette and FCU systems for homes and businesses across Sharjah, with fixed per-unit pricing and before-and-after photos on every job.
Sharjah is harder on air conditioning than most emirates. Between Shamal dust, coastal humidity, and systems running twelve hours a day through summer, a neglected unit loses cooling fast.

Four services, each targeting a different part of the system. Summary here; full details on the linked page.
Rotary brushing and negative-air HEPA extraction through supply and return ducts, plus antimicrobial sanitising. This is the service for dusty vents and poor indoor air quality in central and ducted systems. Full details on AC duct cleaning.
Evaporator and condenser coils are cleaned with foaming chemical and a low-pressure rinse. This is what restores cooling when the system runs but won't cool properly. See AC coil cleaning for the full process.
Washable filters vacuumed and washed, disposable and HEPA filters replaced, grilles and diffusers removed and cleaned. Cheapest service we offer and the one most people leave too long. More on AC filter cleaning.
Full disassembly of filter, both coils, blower wheel and drain pan in one visit with antimicrobial treatment throughout. The annual reset. Details on AC deep cleaning.
Dust visibly blowing from ceiling vents, and it resettles within days of wiping surfaces? That’s duct cleaning. Cooling weakened over the past few months, but the filter looks clean? Coil cleaning. Airflow feels weak, and it’s been over two months since anyone touched the filter? Filter cleaning fixes that in under an hour. Haven’t had the system properly serviced in a year or more? Deep cleaning covers everything in one visit and costs less than booking three separate services.
Not sure? Send us a photo of your indoor unit on WhatsApp, and we’ll tell you which one you need before you book anything.
This decides what’s even possible. If you have a wall-mounted indoor unit with a visible outdoor condenser, you have split AC. There are no ducts, so duct cleaning simply doesn’t apply, and paying for it is wasted money.
If air comes from ceiling grilles with no visible indoor unit, you have a ducted or central system with an FCU or AHU above the ceiling. That’s where duct cleaning belongs. Older buildings across Al Nahda and Al Qasimia mostly run splits. Newer towers in Al Majaz and Al Khan, and villas in Al Zahia and Tilal, more often run ducted systems.
The unit runs longer to reach the same temperature. Check the difference between air going into the return grille and air coming from the vent. A healthy split gives 8 to 12°C of drop. Under 6°C means a fouled coil or clogged filter.
That damp, sour smell in the first minute after switch-on comes from mould growing on a wet evaporator coil or in a stagnant drain pan. Sharjah’s coastal humidity keeps those surfaces damp for months at a time.
You clean surfaces on Friday, and they’re grey again by Sunday. Fine sand sits in the ductwork or on the blower wheel and gets blown back out every cycle.
A blocked coil or filter forces the compressor to run longer for the same cooling. If your SEWA bill climbed with no change in usage or occupancy, dirt is the first thing to check before assuming a mechanical fault.
Three things stack up here, and together they load a system faster than in most of the UAE.
Shamal winds carry fine sand across the emirate every spring, and it penetrates deeper into filter media and coil fins than ordinary household dust. Properties near Muweilah, Al Saja’a and the Sharjah Industrial Areas take the worst of it, with construction dust and industrial particulate on top of the natural sand load.
Then there’s the coastal humidity. Along Al Khan, Al Majaz and Al Mamzar, moisture keeps evaporator coils and drain pans permanently damp, which is exactly the condition mould and bacteria need to establish. That’s why musty odour complaints cluster in those districts.
Finally, Sharjah’s older building stock. Many apartment blocks in Rolla, Al Ghuwair and Al Nabba have ductwork that was never properly sealed and hasn’t been cleaned in a decade. Dust enters through joints the whole length of the run, not just at the filter.

We measure airflow at the grille and temperature differential across the unit before touching anything. That reading is your baseline and your proof afterwards. Ten to fifteen minutes.

Power isolated at the breaker, floors and furniture sheeted, water containment set up under the indoor unit. Dust containment goes in before any panel opens, not after.

For ducted systems, we connect the negative-air machine, then feed rotary brushes and air whips through the run while the HEPA vacuum pulls debris out. Negative pressure is the whole point. Brushing without it just redistributes dust into your rooms.

Coils cleaned with foaming chemical and rinsed at low pressure, blower wheel cleaned between the fins, drain pan and condensate line flushed clear. High-pressure washing flattens aluminium fins permanently, so we don't use it.

Non-toxic antimicrobial applied to coil, drain pan and duct surfaces. System restarted, airflow and temperature re-measured, and you get before-and-after photos from inside the unit.
We run industrial negative-air machines with HEPA filtration, rotary power brushes sized to duct diameter, flexible air whips for tight flexible duct runs, coil foaming applicators, inspection cameras, and non-toxic antimicrobial sanitiser safe for occupied properties.
The equipment decides the result. A domestic wet vac and a brush on a pole cannot reach two metres into a ceiling void, and no amount of wiping at the grille face cleans a duct. If a quote comes in far below everyone else’s, the crew is cleaning what they can see and calling it duct cleaning.
Unit count, system type, contamination level, and access. Furnished properties take longer because of protection work. Post-renovation cleaning costs more because construction dust packs coils and ducts solid. Industrial Area units often need heavier degreasing than residential.

Service | Recommended Interval |
Filter cleaning | Monthly in summer, every 2 months in winter |
Coil cleaning | Every 6–12 months |
Duct cleaning | Every 18–24 months |
Deep cleaning | Every 12 months |
Shorten these if you live near the Industrial Areas, Muweilah, or an active construction site, or if you have pets. Restaurants and commercial kitchens need coil attention every 3 to 6 months because cooking grease binds dust to the fins. Clean immediately after any renovation, whatever the schedule says.
Cleaning fixes weak cooling caused by dirt, musty odours from coil and drain contamination, dusty vents, blocked condensate drains, and the extra power draw from a fouled system.
It won’t fix low refrigerant, a failing compressor, a dead capacitor, a faulty thermostat or a cracked drain line. It won’t rescue a system that was undersized for the space from the start.
We measure temperature differential first. If the numbers say the problem is refrigerant or mechanical, we tell you on site and route you to AC repair instead of selling a clean that won’t help.
Villas across Al Zahia, Tilal City, Al Rahmaniya and Al Suyoh, usually running multiple split or ducted units. A six- to eight-unit villa takes a full working day for a deep clean.
Towers in Al Majaz, Al Khan, Al Taawun and Al Nahda. We coordinate service lift access and building contractor hours with facilities management ourselves.

March to May is the window. Book then and you catch the system after Shamal season has dumped its worst but before it starts running flat out through July and August, when SEWA bills peak and every HVAC crew in Sharjah is on emergency calls.
October works as the second slot, resetting the system after summer load. Villa owners often schedule during summer travel so we can work through an empty property in one visit. Commercial fit-outs should be cleaned at handover before staff move in, since construction dust in fresh ductwork ruins air quality from day one. Tenancy turnover is the other natural point.
Scheduled cleaning beats reactive cleaning, and for businesses it removes the risk of a musty office or a restaurant failing a hygiene check.
We run quarterly and biannual contracts for offices, retail units, restaurants, clinics, schools and warehouses across Sharjah, with documented service reports and photo evidence suitable for facility management and compliance files. Contracts include priority scheduling through July and August, which matters when demand spikes and same-day availability disappears. Pricing is per unit and visit frequency, quoted after a site survey.
Our technicians clean split, ducted, central, and FCU systems weekly across Sharjah and Dubai, and they know how tower facilities management works.
You get a per-unit price before we arrive. If we find genuine duct damage or heavy mould, we show you the camera footage and quote it separately for your approval.
Cleaning happens inside sealed units and ceiling voids you can't see into. We photograph before and after and hand you the readings, so you can verify what you paid for.
FAQs
Split AC cleaning costs AED 150 to 300 per unit, duct cleaning AED 150 to 300, and deep cleaning AED 300 to 600. A two-bedroom apartment totals AED 400 to 800. A four-bedroom villa deep clean runs AED 1,600 to 3,000 depending on unit count.
A split unit takes 45 to 90 minutes. A two-bedroom apartment with three or four units takes two to three hours. Deep cleaning a four-bedroom villa takes a full working day. Furnished properties add time because of protection and access work.
Clean filters monthly through summer, coils every 6 to 12 months, and ducts every 18 to 24 months. Shorten those intervals near industrial areas, Muweilah, or construction sites. Restaurants need coil cleaning every 3 to 6 months because of kitchen grease.
Duct cleaning if dust blows from ceiling vents and resettles quickly indoors. Coil cleaning if the system runs but cools weakly with a clean filter. We measure airflow and temperature differential first, so you're not paying for the wrong service.
Yes, when the system is genuinely fouled. Clean coils and clear airflow cut compressor run time for the same cooling. Expect a meaningful reduction on a neglected unit, less on a maintained one. A sudden bill spike usually points to a mechanical fault instead.
Mould grows on a damp evaporator coil or in a stagnant drain pan, not the ducts, despite what most people assume. Sharjah's coastal humidity keeps those surfaces wet for months. Coil cleaning plus a drain flush and antimicrobial treatment clears it.
Yes, for standard filter, coil, and split unit cleaning booked before early afternoon. Deep cleaning and multi-unit villa jobs need a scheduled slot, usually within 24 to 48 hours. WhatsApp us your unit count, and we'll confirm availability.
No. Split systems have no ductwork, so duct cleaning does nothing for them. You need split AC cleaning instead, covering the indoor unit, blower wheel, coil, and drain line at AED 150 to 300 per unit. Send a photo, and we'll confirm your system type.
Yes. We use non-toxic antimicrobial products and HEPA-filtered extraction, so contamination leaves the property rather than circulating. Rooms are safe to reoccupy around 30 minutes after sanitising. Allergy sufferers usually notice reduced airborne dust within a few days.
No. Floors and furniture are sheeted, and unworked rooms are sealed before anything opens. Negative-air extraction pulls debris through the vacuum rather than into your rooms. Grilles are washed and refitted, and we clear up fully before leaving.
Yes. Every job includes before-and-after photographs of the cleaned components plus airflow and temperature readings. Cleaning happens inside closed units and ceiling voids, so this report is the only real verification. Facility managers use them directly in maintenance files.
All major districts including Al Nahda, Al Majaz, Al Khan, Al Taawun, Al Qasimia, Rolla, Muweilah, Al Zahia, Tilal City, University City, the Sharjah Industrial Areas, Al Saja'a and Hamriyah Free Zone. We also cover Dubai and Ajman.
