Frequently Asked Questions

A gypsum ceiling (also called a false ceiling) is a secondary ceiling made of gypsum plasterboards fixed to a supporting frame. It creates a flat or shaped surface below the structural slab. Gypsum ceilings allow installation of lights and hiding of wiring or ductwork. They provide a smooth finish (no visible joints) and can be customized with shapes or layers.

First we mark the desired ceiling height and fix perimeter profiles. We then suspend main channels from the slab and clip in cross connectors to create a 600×600 or 1200×600 grid. Gypsum boards are then screwed on. Afterward, all joints are taped and plastered, and the surface is sanded smooth and painted. Our timeline diagram above illustrates the main steps.

PVC ceilings use interlocking plastic panels, while gypsum ceilings use plasterboards attached to a metal frame. PVC panels are completely water-resistant and quick to install, but offer limited design (usually flat only). Gypsum ceilings look more refined and allow complex shapes or recessed lighting, but they must be protected from moisture. In short, PVC is great for very damp areas and low maintenance, whereas gypsum is chosen for a premium finish and flexibility in design.

Gypsum (drywall) partitions are much faster and cleaner to build than brick walls. They weigh far less (no extra structural supports needed) and are far simpler to modify later. For the same area, a gypsum partition can often be erected in a single day by two installers. While brick is stronger for load-bearing, gypsum walls are perfectly suitable for most interior divisions and are more economical when you factor labor and time.

Use moisture-resistant (waterproof) gypsum boards (often green or purple-faced) for shower and bathroom areas. These boards contain moisture repellents and a water-resistant core, making them far more suitable than standard boards in Dubai’s humid environment. For floor-level shower walls, cement boards (e.g. Aquapanel) are even more robust, but for general wet walls a moisture-resistant gypsum is sufficient.

Yes. One of the main purposes of a gypsum false ceiling is to conceal services. You can route AC supply and return ducts, electrical cables, network lines, and sprinkler piping above the ceiling. We always install framed access panels (flush with the ceiling) so these hidden services can be maintained or modified without damaging the ceiling.

Standard gypsum partitions provide some basic sound separation, but “soundproof” performance requires extra measures. For best results, we build double-thick walls and fill the cavity with rockwool or mineral wool. We also seal all joints and edges with acoustic caulk. A well-built soundproof wall can achieve noise reduction levels similar to a brick wall. We design these assemblies based on your privacy needs.

Gypsum boards themselves contain chemically-bound water, which makes them fire-retardant. Special fire-rated gypsum boards (Type F or Type X) and proper installation are required to meet official fire ratings.
